How we restructured a Sunderland portfolio landlord

Client W owns six rental properties across central Sunderland and Ashbrooke, including four family-let semis predominantly let to Nissan supply-chain workforce and two student-let HMOs near the University of Sunderland. The breakeven was just under three years.

Outcome: ongoing tax saving of around £10,200 a year going forward, a Section 24 problem that no longer exists inside the corporate structure, a substantially improved Inheritance Tax position compared with holding the portfolio personally, and a structure now ready to absorb future portfolio growth without the headwind of the mortgage interest restriction.
