How we sorted a Bangor holiday let owner

Client S owns two holiday let cottages near the Bangor seafront, marketed primarily to visitors from across Ireland and Great Britain. When she came to us she had been letting the properties for three years, declaring the income as ordinary property income on her Self-Assessment, and was getting a significant chunk taxed at her higher marginal rate as a result.

We assessed whether the properties qualified as Furnished Holiday Lettings (FHL) under the qualifying conditions. With careful documentation of the availability days and actual letting days, both properties met the FHL conditions. We restructured the tax treatment to use FHL rules, which gave access to capital allowances on furniture and equipment, potential Business Asset Disposal Relief on eventual sale, and pension contribution eligibility.

Year one outcome: annual tax saving of around £3,200 from the FHL treatment plus capital allowances catch-up. Note: the FHL regime is changing in the next few years, so we monitor and adjust client positions as needed.
